JOB SUMMARY
The purpose of this role is to lead a facility management team consisting of both engineering and soft services personnel to provide integrated facility management services to our client’s facilities located at Gotemba, consisting of a factory and a technical center. This role is essentially responsible for the planning, coordination, and execution of
(i) Site Contract Governance and Stakeholder management
(ii) Operations Analysis and Reporting
(iii) Financial, Site Procurement, Team Human Resource Management
(iv) Operations and Maintenance of all in-scope Mechanical, Electrical and Building related systems
(v) Delivery of all soft services as per the contract scope
(vi) Management of both Engineering and Soft Service Subcontractors
(vii) onsite team and sub-contractors related HSE management

ESSENTIAL DUTIES AND RESPONSIBILITIES
1. Develops and maintains positive stakeholder relationships onsite. Conducts client meetings on unresolved facility issues in an expeditious and professional manner.
2. Communicates to clients Stakeholders (Factory Director, Factory Maintenance Manager, Production Manager, Quality Manager, OHS Manager Technical Center leader etc.) on facilities operations risks, emergency preparedness plans, site inspections, facility audits, work order progress reports, and other related reports.
3. Produces and maintains relevant facility management reports.
4. Manages and coaches facilities team members to deliver excellent service levels for the
client within budget.
5. Provide formal supervision to employees. Track the training and development of staff. And
conduct performance evaluations and coaching.
6. Oversee the recruiting and hiring of new employees. •
7. Coordinate and manage the team's daily activities.
8. Establish work schedules, assign tasks, and cross-train staff. Set and track staff and team
deadlines.
9. Ensure that Computerized Maintenance Management Systems (Si7) are consistently
implemented, and data collected and analyzed to develop relevant insight into operations so
that efficiency improvements can be made.
10. Ensure that Account Global and Regional Strategies are understood and implemented on
site.
11. Develop Annual TCO (Operating) Budgets for the site, carry out periodic budget forecasting
within the fiscal year and ensure that variance analysis is carried out regularly for the gaps
between budget and actuals.
12. Lead the site team to brainstorm and develop saving initiatives to support the annual savings
plan in line with contractual saving targets.
13. Manage the team and sub-contractors to ensure that all relevant Contractual and
Operational Key Performance Indicators thresholds are achieved within the fiscal year.
14. Ensure HSE processes and procedures are implemented and followed on site and ensure
that all incidents are reported, analyzed and relevant Corrective and Preventive actions are
developed.
15. Responsible for ensuring that facility inspections for quality assurance on a periodic basis
including compliance to statutory codes, requisitions, government agencies and company
directives as related to facility operations.
16. Works closely with the onsite Project Management team and communicate the progress of
CAPEX project implementation with stakeholders.
17. Manages operations and maintenance for assigned facilities (GTP factory and Technical
Center) including all facets of inspections and surveys, including energy analysis, HVAC,
electrical and plumbing systems, environmental compliance, accessibility compliance etc.
18. Manages the contract related soft service operations in the Factory and Technical Center.
19. Responds to emergency situations (fire, evacuation, equipment failure etc.) and stakeholder
concerns.
20. Implements and administers inventory control programs/purchase parts and supplies.
21. Suggest and implement operational efficiencies, repairs, and upgrade opportunities.
22. Develop vendor relationships and oversee invoicing procedures.
23. Review and approve purchase orders for the procurement of parts, services, and labor for
facilities operations and maintenance.
24. Apply a broad knowledge of the business, own discipline, and how own discipline integrates
with others to achieve team objectives.
25. Lead by example and model behaviors that are consistent with RISE values.
Influence others to adopt a different point of view while being guided by policies and plans.
26. Identify and solve technical and operational problems of complexity.
27. Understand and recognize the broader impact across the various client departments in the
Factory and Technical Center
28. Improve and change existing methods, processes, and standards within job discipline.
29. Review and understand the Stakeholders Strategic plans so that necessary support can be planned and implemented.
30. . Apply a robust knowledge of multiple disciplines, the business, and key drivers which impact departmental and cross-functional performance.
31. ‘Negotiate with external partners, vendors, and customers of divergent interests to reach a common goal.
32. Identify and solve multi-dimensional, complex, operational, and organizational problems leveraging the appropriate resources within or outside the department.
33. Performs other duties as assigned.

SUPERVISORY RESPONSIBILITIES
 Provides formal supervision to individual employees within single functional or operational area.
 Approves subordinate's recommendations for staff recruitment, selection, promotion, advancement, corrective action, and termination. Effectively recommends same for direct reports to next level management for review and approval.
 Plans and monitors appropriate staffing levels and utilization of labor, including overtime.
 Prepares and delivers performance appraisal for staff.
 Mentors and coaches team members to further develop competencies.
 Leads by example and models behaviors that are consistent with the company's values.
